Property management and agency software written for Cambodian law rather than adapted to it — hard, soft, strata and leasehold titles are proper record types, every price and commission is carried in both USD and KHR, and the 70% foreign-ownership limit on condominium projects is enforced by the system instead of checked by hand. Property software built elsewhere assumes a title is a title. In Cambodia it is hard, soft, strata or leasehold, and the difference decides what can be sold and to whom. It assumes one currency; here every price is quoted in two.

And it has no concept of the rule that a foreign buyer cannot hold more than 70% of a condominium project, ground floor excluded, under the 2010 law — so an agency using imported software enforces that in a spreadsheet, by hand, on the deal that matters most. Here it is a rule engine the system will not let you argue with. Still in development.

Does it understand Cambodian property titles?

Yes, and that is the reason it exists. Hard, soft, strata and leasehold are distinct record types rather than one "title" field, because the difference decides what can be sold and to whom. Imported software generally does not make that distinction at all.

Does it handle the foreign-ownership limit on condominiums?

Yes. A foreign buyer cannot hold more than 70% of a condominium project, above-ground floors only, under the 2010 law. Most agencies track that by hand in a spreadsheet on exactly the deal they can least afford to get wrong. Here it is a rule the system enforces.

Can we work in both USD and KHR?

Yes — both currencies are carried on every invoice, payment and commission, rather than one being the real number and the other a conversion someone redoes each time.

Does it cover rentals as well as sales?

Yes — sale, lease and rental all follow the same path from enquiry through viewing and offer to contract, with maintenance requests and documents attached to the property.

When will it be available?
